The offer needs to have the right conditions so you don't lose your deposit, and it may need to be at a lower price if there are things you will have to fix. We work with the seller's realtor to make sure the things you need to know about are disclosed before you make an offer. Typically your first offer will result in some negotiation before reaching an agreement; this is where experience will save you time and money. Since we've worked on hundreds of deals we help you make the best counter-offer for you. The seller might not be ready to negotiate in the current market conditions - sometimes their agent hasn't prepared them properly - but we can show them why your offer is a good one based on other comparable listings.
